New electrical safety rules start May 2026 for social housing.Landlords will need:

• An EICR every 5 years
PAT testing on all landlord-supplied appliances (washing machines, fridges, kettles, etc.)
• Test reports given to tenants
• Records kept for compliance

If a landlord provides the appliance, they’re responsible for proving it’s safe.
